The living area is set over two floors with a contemporary indoor design that incorporates a home-cinema with 50" plasma screen and Dolby Surround, equipped with DVD player and subscription to Sky TV, a living room and fully equipped kitchen. The living area is characterized by an open space style with a central fireplace extends over 700 sqm and has plenty of windows and French doors that let in the glorious sunshine. The dining room has a table that seats 12. There's also a red baized pool table that provides a competitive edge and plenty of fun.
On the same level there is a big kitchen, with a chimney, a grill, 5 burners, an oven, a dishwasher, a large fridge and a table that seats 14. The kitchen opens to a comfortable outdoor space equipped with a large BBQ, chairs and a table that seats 12 where you may dine amidst the hilly local landscape. The ground floor living room opens onto a shaded terrace and there's a pleasant fountain. On the opposite side French doors open to a garden with cork oaks, cypresses, holm oaks, olive trees and flowerbeds.
There are five bedrooms, three of which have their own en suite bathrooms, the other two share a bathroom with shower.
N.B. The internal staircase has an open balcony that could be dangerous for young children.

The villa is located in the ancient village of Capalbio, one of the most south western municipalities in Tuscany along the border with Lazio on a spectacular coastline that stretches over 12 kilometres with long sandy beaches and crystal clear waters.
